‘Cities within a City’: Fort Bonifacio’s Townships Revisited

By Lamudi

The biggest land-holder in Fort Bonifacio, Megaworld continues to raise the standards in Metro Manila’s fastest growing central business district

In as little as a decade or two ago, living close or even in the middle of commercial areas was not a popular concept. Locations with offices and retail spaces have always been busy, and residences surrounded by such activity seemed stressful and expensive. People loved their seclusion, and preferred living as far away from the CBD as possible.

But alas, with continued globalization comes rapid urbanization. The resulting traffic and rising demand for residential space have forced the hand of homebuyers, making them seek inner-city residence for the sake of convenience and availability.

Fortunately, leading developers have recognized the value of master-planning urban enclaves, giving rise to townships that seamlessly combine the various aspects of living into a large, singular community. Townships make everything a resident needs be just a few steps away, whether it is homes, schools, shopping centers, or offices, all without compromising livability.

The Top Townships in Taguig

Taguig has enjoyed impressive urban growth in the past few years, stemming from the privatization of a large portion of Fort Bonifacio. Since the sale, the area has since been identified as something of a standard for urban planning in Metro Manila and the rest of the Philippines.

Home to a myriad of landmarks and international establishments, as well as world-class educational institutions and healthcare facilities, Fort Bonifacio continues to be the most in-demand area in Metro Manila for office, residential, and commercial space.

Noted property developer Megaworld Corporation possesses the largest land footprint in Fort Bonifacio. A major contributor to the district’s continued development, Megaworld currently has four townships in the area. Collectively amounting to 105 hectares, each development embodies in its own way the live-work-play-learn concept that Megaworld successfully pioneered.

Forbes Town Center

Situated on five hectares of prime real estate on the eastern portion of Fort Bonifacio, Forbes Town Center is also one of the first townships in the district. The Php15 billion community is adjacent to the Manila Polo Club, Manila Golf and Country Club, and Forbes Park.

Along with the panoramic half-kilometer-long view of the Manila Golf Course, residents of Forbes Town Center’s 12 condo towers enjoy convenient proximity to Forbes Town Road—a retail strip home to over 37 restaurants and shops, meeting the diverse needs of property owners and visitors alike.

Forbes Town Center’s 12 residential towers comprise the following: three Bellagio towers, six towers of Forbeswood Heights, two for Forbeswood Parklane, and the 58-story Eight Forbes Town Road. These residential high-rises offer approximately 3,500 residential units.

McKinley Hill

Situated on a massive 50-hectare land bank, McKinley Hill is currently Megaworld’s largest township in Metro Manila. Architecturally inspired by the different cities of Italy and Spain, McKinley Hill is quite cosmopolitan. The township is home to the embassies of the UK, South Korea, and the United Arab Emirates; as well as international schools like the Chinese International School Manila, Korean International School Philippines, and Enderun Colleges. The community also boasts a restaurant strip and a commercial center, and is home to several Grade A office towers that house over 60 multinational companies.

While seemingly busy, McKinley Hill keeps up in the residential department, with 10 out of its 50 hectares dedicated to residential space. It has a gated community that offers 470 residential lots and 34 condominium towers.

Uptown Bonifacio

Situated in the northern portion of Fort Bonifacio, Uptown Bonifacio is a 15.4-hectare community inspired by cosmopolitan living. Slated to begin turnover in 2016, this township will feature three residential condominiums offering a total of 500,000 sqm of space. While future residents will enjoy truly upscale living spaces and topnotch condo amenities, Uptown Bonifacio is also a self-contained community that features everything an urban dweller may need. When completed, the community will be home to more than 400,000 sqm of high-grade office spaces and 90,000 sqm of upscale retail and restaurant spaces, making everything for the future Uptown Bonifacio resident within their reach.

When residents venture out of the township, however, they will find themselves very close to The Fort’s most notable landmarks, including St. Luke’s Medical Center and the International School Manila. The township will also be strategically close to where the bridge connecting Fort Bonifacio and Ortigas Center will be constructed.

McKinley West

Situated in a 34.5-hectare land bank along Lawton Avenue, McKinley West is Megaworld’s second largest township in Metro Manila following McKinley Hill. Designed to emulate modern European luxury, the community will feature 285 residential lots (ranging in size from 188 to 550 sqm), BPO office towers, and commercial centers when fully completed. McKinley West will also feature a luxury condominium dubbed St. Moritz Private Estate, a low-density development that will boast residences ranging from 78 to 219 sqm, with two- and three-bedroom units and four-bedroom, two-level penthouses with private pools.

According to Megaworld, lots in McKinley West have appreciated by as much as 110 percent since its launch in 2010, and the Bases Conversion and Development Authority—the government body in charge of Fort Bonifacio’s master-plan—has even committed to expanding Lawton Avenue. This will provide future McKinley West residents easy access to the rest of the Fort Bonifacio, the South Luzon Expressway, the Ninoy Aquino International Airport, and the Makati central business district.

Megaworld Corp. is one of the Philippines’ leading residential condominium developers. A pioneer of the live-work-play-learn-shop development concept, its township communities in Bonifacio Global City offer the utmost of modern living.
